Palm Beach Gardens Realtor Jeff Lichtenstein Looks to Cyberspace TV to Help Customers

Realtor Jeff Lichtenstein has has found a way to utilize today's technology to do his part to help an industry that has been hammered with declining home values and befuddled customers. His solution: JeffTV.

PALM BEACH GARDENS, FL, August 19, 2010 (Press-News.org) Local Realtor Jeff Lichtenstein believes you can teach an old dog new tricks. That's because he has found a way to utilize today's technology to do his part to help an industry that has been hammered with declining home values and befuddled customers. His solution: JeffTV.

Lichtenstein, whose career has focused on real estate for the past nine years, videotapes a weekly two to four minute segment that answers customers' questions and other real estate topics of interest. He then posts the TV segment on his website, http://www.jeffrealty.com, http://www.jeffrealty.com/blog/index.php/category/jefftv/ and to http://www.youtube.com and links to his Twitter and Facebook account. Lichtenstein said he's finding a niche for this service because buyers are finding it on the Web when searching for topics.

"One of my clients told me that I should record many of the explanations in the sales process as a guide," said Lichtenstein. "It got me thinking that because the Internet has changed communication so much, perhaps a video would be a good way to do this. Facebook, Twitter and YouTube were all foreign words five years ago. Today a giant portion of my business takes place on the Web. That was the start of JeffTV."

The customers' questions range from what type of mulch they should use to how to handle a particular real estate question. JeffTV's episodes have included a variety of topics, including the ins and outs of how to protect a sales contract, best paint colors to use, and how a seller's real property disclosure can make a difference in selling the house.

"I find that people relate and listen to stories with a degree of humor better than dry explanations," said Lichtenstein. In one episode, Lichtenstein is shown sitting up in bed with his laptop while battling a cold. He explains how the life of a Realtor goes on despite sickness. He then addresses a problem his client had with pregnant bats before closing a property.
Sometimes his ideas for show topics come from his own daily experience.

"I took a walk one morning and saw manicured lawns with mulch and some without," said Lichtenstein. "I get asked by sellers what type of mulch is best, red or brown. So I did a topic on mulch. One week our air-conditioning system broke down and a potential client who had his home on the market for two years with another Realtor told me how it didn't cost them much to hold a house. My own experience with the AC was a trigger to help sellers explain that there are real costs to carrying a home, whether it be repairs, taxes, or usage of monies. The next morning the real cost to hold a house became a topic."

Lichtenstein said he has been having fun videotaping the segments but more importantly, JeffTV is an educational tool that is meeting a need.

"I'm getting e-mails and people coming up to me asking me to talk about different topics," he said. "My clients watch them and it helps tremendously in getting them on the same page. I had one client who insisted on doing an 'as is' contract that I didn't think was the right contract for them. They watched my video on 'as is' contracts and they understood why the FAR BAR 8-S contract was better for their needs. JeffTV has been a great, educational tool."
