LONDON, ENGLAND, November 24, 2012 (Press-News.org) The data and report, published by Royal Institute of Chartered Surveyors (RICS), shows that there was a sharp increase in the number of new house buyer enquiries for property for sale as well as agreed sales since 2009. This is largely due to the wholesale market pressures faced by banks decreasing to allow more credit to flow to borrowers. This increased confidence has shown a positive effect on the property market.
The Funding for Lending scheme that was recently launched in September by the Bank of England is thought to be starting to take effect by lowering the price of mortgages thus helping borrowers who previously found it difficult to get mortgages. The Funding for Lending scheme was launched for lenders to lend at cheaper interest rates to house buyers and to decrease their risk of lending.
New homes and developments that are being built in central London have been particularly buoyant with demand from overseas buyers which has seen new development levels increasing. The strong demand for houses for sale in the capital has also encouraged developers to bring forward their construction plans in order to meet the demand.
The demand for new build homes is set to drive house values up as the number of new homes built by 2013 will reach 115,000 which is 50 per cent of the quota of housing stock needed in the UK. This shortage of homes will mean that prices for renting and buying a home will increase.
In 2013, a further report published by Jones Lang LaSalle predicts that house prices will rise by an average of 1% across the UK. They also forecast that prime new central London developments will rise in value by 2% in 2013, as will house prices in Greater London. New homes in Bristol will rise by 1% in 2012, and new homes in Birmingham will decrease in value by 0.5% during the same period.
