Selling a Home May Require Redesign, Expert Joe Radmacher Offers Design Tips

While many focus on home design when they move into a new home, Joe Radmacher of Radmacher Painting and Design explains that the process is also important for sellers. He states, "When selling a home, the most important quality is the first-impression it makes on prospective buyers; that impression is likely to come from both interior and exterior design elements." Reviewing home design may not only make a home more attractive to buyers, but it could also raise the offer amounts sellers receive. As such, Radmacher points to a recent article from MSN Money that highlights a few important design tips for those selling their homes.As a painting professional, Joe Radmacher notes that one of the most important things for homeowners to tend to is both the interior and exterior paint. He observes, "Potential buyers will look at cracks in the paint and immediately decrease their perceived value of the property. Fortunately, the summer season is great for repainting homes in many areas, so now is the time to recruit a professional painter." While repainting is typical, some owners may not think to change the color. Radmacher adds, "Many homeowners feel attached to the bright or interesting colors they have implemented in their homes, but it is important to remember that these hues are not attractive to every eye."
Following a similar sentiment, MSN Money suggests, "Go neutral. Bold colors are off the market while your home is on the market. The best (and safest) bet is a neutral color (i.e. beige, gray, white, brown, pastels, etc.). As you prepare to sell your house, remember that the buyer will want to personalize the space and a bold color could interfere with his or her imagination."
As far as the exterior goes, Joe Radmacher highlights another suggestion from MSN Money that states, "An important tip for selling your house: Spruce up its outer beauty. Brush on a new coat of exterior paint, trim the bushes and keep a well-manicured lawn." Radmacher responds, "Many homeowners want to focus on the home itself, without paying attention to the outer areas. While not every homeowner will be able to plant fresh flowers in time, great changes can be made by removing knick knacks from the yard and any exterior messes. Staining a deck surface can also make a positive mark on a potential buyer."
As far as the interior goes, MSN Money observes, "When prepping your home for the market, the less furniture on display, the better. By clearing out clutter--and that includes up to half of your furniture--your place will seem more spacious and appealing. Repositioning the couch and loveseat away from the walls makes the living room look bigger. Painting the walls the same color as the drapes or the adjacent room also does the trick."
While many home design tips for selling focus on fixing or updating homes, Joe Radmacher concludes by noting, "The simplest thing a homeowner can do is remove the items that are not necessary--including personal framed photos and home decor.
