Foreign Real Estate Investors Filling Appetite in Memphis
MemphisInvest.com has been working with real estate investors from all over the U.S. for several years, but over the last year the company began to notice a change in their Internet traffic and the leads they were receiving. "We started getting requests for more information on our company from Canada, New Zealand, the United Kingdom and occasional inquiries from Australia and we were really puzzled as to why they had an interest in Memphis real estate," states Kent Clothier, founder of the family-owned real estate investment company, MemphisInvest.com. "Many of the foreign investors coming to America had been sticking to destination cities like Miami or Las Vegas that typically have a lot of tourism options." Memphis began to pop up on the radar for foreign investors looking for lower-cost investments that would produce positive cash flow, long-term stability and were located in a city known for business.
The requests and attention from foreign investors put the owners of MemphisInvest.com into a unique situation and they had to quickly develop a plan for performing for foreign investors quickly. "We had not spent one dollar marketing to foreign investors so we were somewhat surprised when foreign investors started showing up in Memphis and wanting to meet with our company," said Chris Clothier, head of Marketing for MemphisInvest.com. They were finding Memphis through marketing from other companies and finding MemphisInvest.com when researching investment opportunities in Memphis. "We have been carefully building a company with a solid reputation for performance and service and, just like U.S.-based investors, this was very appealing to the foreign investors buying Memphis properties."

With foreign investors making up 7% of U.S. home sales, preparing to communicate and service the needs of this key segment of investors has been paramount. "A vast majority of our sales are still going to be to U.S. real estate investors who simply cannot find the level of service matched with the price point anywhere else in the county, but when there is a demand from foreign investors we are finding a way to fill their needs," said Chris.
That demand has led MemphisInvest.com to an increase in sales to foreign investors. After hosting investors from Hong Kong and Australia recently, Memphis Invest sold seven properties, which accounted for 22% of that month's closings. "What the investors really liked was the aggressive attitude of the government to make Memphis a welcoming city to foreign companies and they felt for their personal investments, that was important," said Kent Clothier. "When the investors met our company, our staff and had an opportunity to see our offices and our customer service in action, they knew they had found a great city and a great partner."
Memphis Invest now serves clients in three countries; the United States, China (Hong Kong) and Australia with contracts set to close with Investors from Canada. After visits with investors from New Zealand and an upcoming tour with investors from Mexico and Australia, MemphisInvest.com believes foreign investors will account for 20% of their 4th Qtr 2011 and 1st Qtr 2012 sales. "We have already started planning for 2012 and after closing 320+ properties this year, we have plans to close 400+ properties in 2012 and foreign investors will purchase 80 of those properties at a minimum."
