REO Agents Face Pressure to Sell as Criminal Activity Rises

Realis Real Estate Software Discusses How to Avoid Criminal Infiltration by Selling REOs Faster

2011-11-03
DENVER, CO, November 03, 2011 (Press-News.org) Today, in the wake of recent criminal infiltration of vacant real estate owned properties (REO), Realis Real Estate Software announced three ways to avoid criminal activity by selling properties faster.

According to the article, abandoned and foreclosed on properties are being infiltrated by criminals for drug use, parties, prostitution and also are being looted for copper to sell. This activity not only affects the neighborhood in which it occurs, but it prolongs the time it takes to sell the property.

Lauren Roberts, founder of Realis and 25-year REO veteran, offers these tips to sell REO properties faster in able to avoid criminal activity at the property.

Reliable Vendors. REO agents rely on several different vendors to take care of certain tasks on the property such as properly documenting activities and photographing several tasks. Making sure to hire efficient, reputable vendors, rather than focusing on cost, can help to sell properties much quicker.

Regular Inspections. Lenders, Servicers and outsourcers require REO agents and brokers to inspect properties at regular intervals. This can be challenging to agents who carry high volumes of REO properties. Look for creative ways to keep your properties inspected without breaking the bank. Assign ownership to employees who live near your REO listings or allow them to leave early once a week to inspect these properties. Work with field inspection companies to negotiate a reasonable per inspection fee. In areas where it makes sense, engage the neighbors and Neighborhood Watch programs to immediately report any suspicious activity. Above all, track each inspection completed and your findings. Realis' REO product Maestro enables a custom field report generation and automated tracking of this key task based on each client's business rules.

Effective, efficient Workflow Management Software. With the hundreds of tasks associated with REO property management and sale, a workflow management software that organizes and manages tasks, efficiently organizes properties, and properly documents every action is key to the success and quick sale of a property. Maestro offers all of those features in a complex yet easy-to-to use software platform.

Online Foreclosure listings with automated offer submittal. This is an integral part of marketing and selling the property fast as most property shopping these days begins online. Realis' Maestro is one of the only platforms that seamlessly integrates foreclosure listings and details onto the agent's website.
