Seller's Market Arrives in the Central California Valley for the First Time, New Pending Sales Have Exceeded Active Inventory
MetroList Services Inc., MLS has announced that for the first time, new pending sales have exceeded active inventory. This is a significant change in the Central California Valley real estate market.

MetroList is reporting that statistics compiled by Trendgraphix, Inc. based on MetroList's MLS database show that new pending sales in Sacramento County for the months of March, April, May and June 2012 have exceeded total active inventory in each month for the first time ever. Thus, there is less than one month of available inventory (a market is traditionally considered balanced between buyers and sellers when there is six months available inventory).Additionally, statistics for the month of June 2012 show pending sales have exceeded active inventory for the entire central valley area served by MetroList (Sacramento, Placer, El Dorado, San Joaquin, Stanislaus, Yolo and Western Merced Counties). MetroList believes this is evidence that the local real estate market has bottomed, and prices are and will continue to increase with increased competition among buyers for the best properties available.
"There has been a huge change in the market in the last four months, and we are now making a corresponding change in how inventory is viewed by the consumer," said Tom Beede, President and CEO of MetroList Services, Inc. "Consumers can now research properties knowing that the homes they are viewing are truly active For Sale homes."
Up to this point, MetroList has been including Active Short Sales with Contingencies (ASC Status Listings) at its websites, metrolistmls.com and metrolistpro.com, with all other active listings. Agents who participate in the MetroList MLS have pointed out that most of these listings are really pending sales requiring lender approval, and since the great majority of lenders are not reviewing more than one offer, it no longer makes sense to classify all ASC listings as active.
On July 31, 2012, MetroList will move all ASC listings to a new status PSLA, Pending Short Lender Approval. This change will cause an approximate 40% to 50% reduction in available residential inventory at MetroList's websites, because Short Sale Properties that have an offer accepted by the seller and submitted to the bank for approval, and that are not accepting additional offers will no longer appear as active listings. Agents who want to attract additional offers may move a property back to active short contingent status.

"If you're interested in purchasing a home, this is a great time to buy, and in my opinion, the bottom of the real estate market was reached in Sacramento County in March 2012," added Beede.
