HOUSTON, TX, September 19, 2012 (Press-News.org) In 2010, Taylor Morrison introduced the Inspired Series at Avalon at Telfair in Sugar Land to attract a growing but under-served market in the Houston area--multigenerational families. Taylor Morrison's strategy has paid off big, in less than 18 months 230 homes have sold at an average price of $624,000 and less than 20 home sites are available.

"The week we opened presales at Avalon at Telfair 25 contracts with $10,000 earnest money checks came in. New phases have opened with high presales," said Amy Haywood Rino, vice president of sales & marketing for the Houston division. "While the Sugar Land area contributed to Avalon at Telfair's success, most of the credit goes to the designs, merchandizing and a sales team that focused on cultural differences and lifestyle needs."

Multigenerational families typically include adults, children of various ages, older family members and/or extended visitors. The Inspired Series introduced private apartment size adult suites and casitas, dual master suites, up to six bedrooms in select plans, large multi-functional rooms, and front courtyards on 80- and 90-ft. home sites. Taylor Morrison offers the Legacy Series on 70-ft. home sites. Home prices currently range from the $500,000s to $1 million.

The Tuscany and Marseille models at Avalon at Telfair won numerous design awards at the Greater Houston Builder Associations - Houston's Best PRISM Awards in 2011. The Marseille model won in the $400,000-$500,000 product design category and the Tuscany won in the $500,000-plus product design category. The Tuscany model is currently for sale at $1.1 million.

"We have about 10 home sites in our 80-ft. section and a few scattered home sites in the 70-ft. and 90-ft. sections. That's it. We have a good selection of north and south facing home sites in the 80-ft. section, but quantities are limited. If you've been waiting to buy in Avalon at Telfair it's time to make a selection," said sale associate Leisa Broderick.

Taylor Morrison includes an Interactive Home package in all homes in the Houston area. The package includes a front door monitoring camera, intercom, messaging and home audio -- all accessible via a home interface panel, smart phones and tablets. Custom features can be added at an additional cost.

Avalon at Telfair was the third Avalon branded community for Taylor Morrison. Avalon in Sugar Land and Avalon at Seven Meadows in Katy were developed by Taylor Woodrow LP who merged with Morrison Homes in 2007 forming Taylor Morrison. Avalon at Telfair is being developed by Taylor Morrison in partnership with Newland Communities.
