HUDSON, NH, December 06, 2012 (Press-News.org) Has your billboard outdoor advertising tenant recently thrown you a renewal lease curve or a major financial disappointment?
Has your billboard tenant notified you that it's unilaterally changing the price, terms and conditions of your deal and only for their benefit? Do you believe they have backed you into a corner?
Do you have a billboard tenant headache? Perhaps we can offer you some assistance?
Real estate owners who lease to billboard companies should be aware that each and every "billboard location or billboard asset," is different and unique. No two are ever alike. Some site's may always remain excellent while others may lose appeal and demand.
Billboard site locations can also, over time, greatly increase in value, viability and desirability.
Changes in vehicular traffic direction and volume can impact any outdoor advertising site as can changes in the demographics of a site can, and do, make a difference.
If you have received a deal renewal proposal altering downward the lease price, terms and conditions before you take any action it's recommended that you have the lease and the site, carefully reviewed and analyzed, by a professional with outdoor advertising industry knowledge and expertise.
I'm Bill McInerney of the consulting firm, Billboard Outdoor Advertising Lease Advisors, and we represent property owners only. For years I was a billboard business insider and I know what the outdoor advertising firms don't want the typical real estate owner to know.
There is no cost, charge or obligation for the initial document review.
Property owners should now be highly aware of the rapidly changing dynamics of the entire outdoor advertising industry and business. Do you know that a Pittsburgh, PA just approved taxing billboard outdoor advertising revenue?
As cities and towns remain broke and highly desperate for new revenue concept could come to a community near you. And sooner than you think.
Also, the nationwide big rush and push by billboard firms to convert from existing billboards to the new digital electronic ones, is not good news for all property owners.
The mayor of Chicago recently stated that in the future the city may allow the new digital billboards and for each new one modern electronic billboard five existing conventional billboard structures must be removed.
Billboard Outdoor Advertising Lease Advisors is a private and independent consulting firm situated in Hudson, NH. Owner and operator Bill McInerney has over thirty five years of extensive commercial real estate lease expertise and experience plus over ten years of working in the billboard business for Rite Media of NH, MA and New York City.

While most children are looking forward to getting gifts during the upcoming holiday season, it is worth noting that one in five children live in poverty. Poverty is a major risk factor for children's development and deep poverty is linked to a range of physical-biological, cognitive-academic, and social-emotional problems. These problems persist into adulthood. Poverty also contributes to a growing health and academic achievement gap, declining college attendance and graduation rates, and an increasing workforce skills gap.

Seeing stars, finding nukes: Radio telescopes can spot clandestine nuclear tests
2012-12-05
SAN FRANCISCO—In the search for rogue nukes, researchers have discovered an unlikely tool: astronomical radio telescopes.
Ohio State University researchers previously demonstrated another unlikely tool, when they showed that South Korean GPS stations detected telltale atmospheric disturbances from North Korea's 2009 nuclear test.
Both techniques were born out of the discovery that underground nuclear explosions leave their mark—on the outer reaches of Earth's atmosphere.
Now, working with astronomers at the U.S. Naval Research Laboratory (NRL), they have analyzed ...
