Your house should be spotlessly clean when buyers come to view. Putting fresh flowers in every room and brewing coffee before a viewing can also help to give the place a scented lift.

(6) Instruct a Solicitor
It is a good idea to instruct a solicitor to do your conveyancing early, to save delays later on. You can ask them to apply for the title deeds and prepare a draft contract while you gather your paperwork and guarantees.
