The Greater Raleigh-Durham Chapter 105 of the Institute of Real Estate Management will be presenting "Investment Real Estate: Financial Tools" (FIN402) on February 18-19 at the Drucker and Falk Training Center located at 7200 Creedmoor Road, 3rd Floor in Raleigh. The highly-interactive, two-day course is designed to give financial professionals the ability to calculate important financial components and take control of their property's financial outlook by addressing the core issues that impact fiscal planning.Instructing the course will be Robert S. Griswold, CPM , President and Owner of Griswold Real Estate Management, a San Diego-based AMO with a management portfolio of over 2,500 residential units, plus numerous commercial and retail properties. He has actively managed over 35,000 residential units nationally in the past 24 years.
Griswold has been actively involved in property management since 1979. Before forming Griswold Real Estate Management and its immediate predecessor, Jacobson & Griswold, he was the division vice president and corporate broker for VMS Realty Partners with direct responsibility for the management of nearly 8,000 residential units throughout the western states. Before joining VMS, he was the regional vice president for Five Star Management Group, a firm with over 12,000 residential units in 15 states.
Griswold is also very involved with IREM , having served as a member of the following IREM national committees: Accredited Management Organization (AMO); ARM services; ARM standards; computer and technology; continuing and general education; Journal of Property Management; publishing; and management plan graders. He has also been active with the San Diego chapter of IREM, serving as chapter president in 1995 and holding several positions on the executive council from 1988 through 1996. He was ARM chairman and ARM coordinator for 5 years and was named the 1996 Certified Property Manager of the Year. Mr. Griswold is only the sixth active CPM in California to hold the distinguished Professional Achievement Award. He has also earned the ARM Certificate of Achievement.
FIN402 will help financial professionals gain the fiduciary trust needed to work effectively with owners and investors, as well as maximize the financial potential of the properties being managed. Course attendees will learn financial knowledge in property management, budgeting and reports, cash flow analysis, capitalization and valuation, financial calculations and spreadsheet tools, financing, and loan analysis. The HP10BII financial calculator is required for this course, and a laptop computer is strongly recommended.
