LOS ANGELES, CA, March 11, 2011 (Press-News.org) They searched for their first home more than three years ago, exploring choices in the Ventura County area that included new homes and resale possibilities. Then Shannon and Mark Dobbs chose Pardee Homes' Cherry Hill, finding the decision a simple one.
"These homes and the master-planned community of Moorpark Highlands offered more of what we were looking for in a home and community than anywhere else, so we were happy when our broker introduced us to Cherry Hill," said Shannon, a busy mother and credentialed psychologist. "Nothing else compared to the overall value here."
Situated in a gated area of Moorpark Highlands in Moorpark, Cherry Hill new homes are priced from the $600,000s, and include three designs, distinguished by Tuscan, French and Early California styling. Home sizes range from approximately 2,607 to 3,479 square feet. Downstairs master suites, lofts, workshops and secluded guest rooms or dens highlight the layout variations, and purchase opportunities include a choice selection of move-in ready homes.
Mark and Shannon selected Cherry Hill's Plan Two, a spacious and beautifully appointed home with plenty of room for their family, which included their toddler daughter Harlow and infant son Hayden. The Plan Two features a guest bedroom and bath downstairs. Upstairs are three bedrooms, including the master suite, and a loft.
"Having this large loft adjacent to the two upstairs secondary bedrooms provides a nice children's wing with a perfect playroom/media room," said Shannon.
Today the children's wing also easily accommodates baby Fiona (born last September), as well as her big brother and sister. Mark, Senior Investment Consultant for Multifamily Brokerage, reports that he and Shannon are happy to have all the kids in the upstairs bedrooms, close to their play space and their parents.
"Hayden is 3 now and Harlow is 4," he said. "It's not time yet to move either one of them to the downstairs bedroom and bath, that's for sure!"
Cherry Hill's Plan Two also features a large and versatile social zone, with living and dining rooms opening from a defined foyer, and formalized by volume ceilings and a focal stair. Beyond is the casual heart of the home, a family area that includes a large kitchen with prep island and eating bar. The large family room includes a media niche, fireplace and views to the rear yard.
"This home is great for entertaining," said Shannon. "When I'm busy in the kitchen, I can still visit with our guests in the family room." She added that her home easily accommodates playgroups, which can draw quite a crowd of moms and kids.
After three years here, the Dobbs are well established at Cherry Hill and well acquainted with their neighborhood and community. Since the start, they have made frequent use of the pool centers that serve Cherry Hill, enjoying easy access to the centers' swimming and spa pools, barbecues and lawn areas.
Now the Dobbs clan has added Mammoth Highlands Park to its list of "Likes" at Cherry Hill. The park has approximately 7.5 acres, and features children's play areas, a multi-use field, picnic pavilion and picnic tables, a lighted tennis court, a basketball court, restrooms and parking.
"This is a very good neighborhood for younger families, as you can see by finding lots of small kids at the park," said Mark. "It's directly behind our house, and it's a terrific amenity for all kinds of activities--plus with Harlow in AYSO, I'm especially appreciative of having our practices right there!"
Time spent with neighbors who have become friends also ranks high with Shannon and Mark as they discuss life at Cherry Hill. "We socialize with our neighbors, play golf and have dinners together," said Mark. "And of course we share the trials and tribulations of being parents and raising our families. Our neighbors make a difference to us and our children."
When they purchased their home at Cherry Hill, the Dobbs noted the pleasing retreat ambiance of their new neighborhood--and its exceptional convenience. "Cherry Hill has a nice community feel and a quiet country setting, yet it's a quick trip to pick up some milk or go to the dry cleaners," said Mark. "We also appreciate all the parks in Moorpark, having the beach so nearby and being able to visit local farms to buy fresh fruits and vegetables. This is an ideal family-oriented location."
An elevated location enhances Moorpark Highlands, and its some 400 acres include preserved open space and multi-purpose trails. About one mile away is Moorpark Marketplace, with clothing, housewares and specialty shops, cafes and restaurants. Also close by is The Village at Moorpark, home to a bank branch, coffee shop, office supplies, sporting goods and pet supplies. Nearby freeway access puts Thousand Oaks, Westlake Village or Simi Valley within easy reach.
"There's so much more here for families," said Shannon Dobbs. "We're delighted that we found Cherry Hill."
To see Cherry Hill designs for yourself, take the 118 Freeway to Los Angeles Avenue exit and head west into Moorpark. Turn right on Spring Road, continue past Charles Street, and find the signs that point you up the hill to Moorpark Highlands and Cherry Hill.
The Cherry Hill model center is open Tuesday through Sunday from 10 a.m. to 5 p.m. and Mondays from 2 to 5 p.m. Broker co-op is welcomed. Brokers must accompany prospective buyers on the initial visit to a Pardee Homes neighborhood. Please call Cherry Hill at 805-530-1508 for more information or to schedule an appointment. Bankruptcy Filings Rise Nine Percent in 2010
Despite reports of an improving economy, Americans are still overburdened with debt and seeking protection by filing for bankruptcy in record numbers. According to a report by the American Bankruptcy Institute (ABI), 1.53 million Americans filed bankruptcy last year, a nine percent increase over the number of filings in 2009.
While the nine percent increase is not nearly as impressive as the 35 percent jump in bankruptcy filings from 2008 to 2009, the sheer number of 2010 filings shows that economic recovery is slow going ...

Lawsuit Loans: Taking Advantage of the Injured?
A catastrophic injury impacts a person and his or her family well beyond the bumps, bruises and broken bones. Often, medical bills and wages lost during the recovery period can cause just as hardship as the physical pain. Unfortunately, the rent or mortgage payments, and utility and grocery bills are not put on hold while you wait to recover compensation through settlement or trial.
These financial realities have given birth to a relatively new and controversial industry: lawsuit loans. A handful of companies engaged ...

Debt Settlement Companies Continue to Engage in Deceptive Practices
Debt settlement companies are not supposed to engage in deceptive practices. Detailed government rules are designed to stop them from doing things like charging up-front fees that often leave debtors worse off, not better, or pushing their services aggressively through telemarketing. But despite new rules from the Federal Trade Commission, many unscrupulous debt consolidation companies continue to prey on vulnerable people.
