This program enables borrowers to finance the purchase or refinance of a home, and the cost of its rehabilitation, through a single mortgage. The program requires a minimum of $5,000 for eligible improvements and there is no limit on the amount of repairs.

The new Full 203(k) loan allows borrowers to make larger and structural improvements to their home. "Many times buyers find a house in the area they want, but the house itself is missing something," Mike Tompkins of the Elite Team said. "This loan allows them to make the changes they need, whether it's a room addition or new appliances, and essentially tailor the home to their needs." Improvements may include room additions, total kitchen remodel, new flooring and major landscape improvements. Fernando Albarran, a loan officer for the Elite Team, says this loan is perfect for buyers who want to make major renovations or improvements. "Minor or cosmetic repairs by themselves are unacceptable; however, they may be added to the minimum requirement of $5,000," Albarran said.
