BEAUMONT, CA, July 07, 2012 (Press-News.org) Buying a new home from Pardee Homes is easier when you don't have to worry about selling or renting your current home. With the 'Smart Move Advantage program you can make the transition, just like Kevin and Terri Ball of Banning. They were among the first buyers to take advantage of the program, after just happening to stop by the LivingSmart Homes sales office in Beaumont.

"The Smart Move Advantage program seemed too good to be true," said Kevin Ball. "But we were ready for a change and had looked at some resale homes in the area. After 20 years of living in our home we never dreamed we'd own a new home."

The Balls were able to purchase a new Plan 4 home at Living Smart Homes Tournament Hills and are in the process of using the program to rent their current home in Banning.

"The Smart Move Advantage program is excellent, making it easy for us to transition from the old home to a new home. We don't have to worry about renting or selling it, as the program is underway and will assist us in renting our home for three years. I don't have to deal with the renters and management of our old home and I am hoping to capitalize on the market coming back as I collect rent and pay down more of my old mortgage," added Ball. When you purchase a new home from Pardee Homes, "Smart Move Advantage " will rent your existing home for up to three years and will remain in place whether or not the qualified buyer has a tenant, and even if the tenant does not pay. Smart Move Advantage takes care of advertising the property as a rental, screening potential tenants and maintaining the property. The program also covers the property's gas and electric bills.

"You get a payment no matter what that covers rents, utilities, and tenant repairs up to $1,000 and maintenance."

The Smart Move Advantage program represents one of several steps Pardee Homes has taken to boost consumer confidence and smooth the path to new-home ownership. Through its "Homeward Bound" program, Pardee Homes also provides its prospective buyers with expert assistance on credit issues that can affect home loan availability.

Homeward Bound services include: a no-charge credit analysis; a clear determination of how much house a prospective buyer can afford; and an accurate calculation of the monthly payment on that house. The company also provides assistance with credit enhancement and repair, and budgeting for the down payment.
