On property once owned by the Copley family in La Jolla, 14 new homes - including three original La Jolla beach cottages - are under construction at Heritage on Ivanhoe.

SAN DIEGO, CA, September 28, 2012 (Press-News.org) A gated enclave of new single-family homes is now under construction in the village of La Jolla, on land previously owned by the Copley publishing family. Located at 7740 Ivanhoe Ave., Heritage on Ivanhoe will offer 14 new homes including three original La Jolla beach cottages, three new single-family detached homes, and eight twin homes.

The largest residence exceeds 3,000 square feet, with the remaining 13 homes averaging 2,300 square feet. Ranging from three to four bedrooms with 3.5 to four baths, each home features a private elevator, two-car garage and finished roof decks.

Prices are expected to start at $1.4 million when Heritage on Ivanhoe initiates a presale program this fall.

Heritage on Ivanhoe will exceed Title 24 energy efficiency standards by at least 15% and will feature a photovoltaic system to reduce monthly energy bills. Other sustainable building materials and amenities include eco-friendly cement fiberboard, permeable pavers and tankless water heaters.

"There's a lot of local history connected to this piece of property," said , a partner in the Ivanhoe project. "This land was owned for many years by the Copley family and is well know by the local community."

Luxury features included in these Cape Cod and Craftsman-style homes include finished roof decks, GE Monogram appliances, stone countertops and hardwood flooring.

Heritage on Ivanhoe LLC purchased the property in 2011 from the Copleys. The partnership is led by veteran San Diego developer Mike Turk and long time real estate professional Steve Cairncross of RE/Max Coastal Properties. Project architect is Golba Architecture of Pacific Beach.

Developer Mike Turk is known for his environmentally conscious building techniques. Turk's projects are located in previously developed areas and incorporate the use of PV technology, energy-efficient construction and other sustainable building practices. A specialist in Coastal properties, Realtor Steve Cairncross has over 28 years of full time real estate experience and has been inducted into the RE/Max International Hall of Fame.
