First-time Homebuyer Amazed at Energy-efficiency of New Pardee Home in Lake Elsinore

New homes by Pardee in master-planned Canyon Hills offer home buyers not only energy-efficiency but a suprisingly affordable alternative to buying a resale property. There are new homes priced from the high $100,000s now selling at Canyon Hills.

LAKE ELSINORE, CA, October 26, 2012

After living in his new home for a year, first-time homebuyer Josh Dugger is singing the praises of the homebuilder and the community. A year ago, after a discouraging search for a foreclosed property, Josh and co-owner Chris Varela bought a new home in master-planned Canyon Hills in Lake Elsinore, where they discovered how affordable it was to buy new, rather than a resale or distressed property. Today, they are enjoying the perks of homeownership and the benefits of living in an energy-efficient, new Silverthorne home by Pardee Homes.

In addition to the energy efficiency of their new home, Dugger and Varela are impressed with the quality and architectural details of their home. "Pardee Homes stands out among other builders in the area because of the quality," said Josh Dugger. "Since moving in we have become even more impressed with Pardee and the things they do, from taking care of the smallest customer service issues to keeping the streets clean despite on-going new home construction.

"I am astounded at the thermal performance of the house," added Dugger. "On a 105- degree Southern California September day, I can leave the air conditioner off for the entire day and the internal temperature of my new home rises from 75 degrees in the morning to just 81 or 82 degrees by dinnertime. I have friends who live a few miles away in a new home built by another builder and they are forced to run the air conditioning unit continuously from early morning just to keep the house in the 80s. The difference is incredible."

Dugger, who bought a single-story Plan 1 home at Silverthorne, learned more about the energy efficiency of his home from Pardee's customer service representative, Teri Thurbush, who explained that radiant barrier roof sheathing, Low-E spectrally selective glass windows and a high-performance insulated stucco system help keep his energy bills down. Dugger compared his highest electric bill this summer of $119 to his friend's, which was about $400, and also noted that his bill was still less than his former home, a small apartment in Orange County.

Dugger and Varela are not the only former Orange County residents who have discovered beautiful Canyon Hills. "Neighbors all around us moved here from Orange County," said Dugger. "It's no surprise though. It's centrally located, there's nearby shopping and the new 18-acre park is a wonderful addition to the area. We love the community and the open space that surrounds us. Pardee has done a wonderful job making the Canyon Hills neighborhood one of the most desirable in the area."

Pardee Homes currently has three new home neighborhoods open for sale in Canyon Hills in Lake Elsinore—LivingSmart Homes Canyon Hills, LivingSmart Homes Hillside and LivingSmart Parkside. Parkside, which opened for sale in late July, features three floor plans with three to four bedrooms and approximately 1,630 to 1,919 square feet. These two-story homes are priced from the $180,00s. LivingSmart Canyon Hills has six floor plans, including both one- and two-story homes with up to seven bedrooms, four baths and approximately 3,099 square feet.; pricing is from the high $100,000s. Ideally located west of Canyon Lake in the foothills of Lake Elsinore, the award-winning Canyon Hills community offers convenient shopping, neighborhood parks, schools, trails and two resident-only recreation centers.
