TORRINGTON, CT, June 08, 2011 (Press-News.org) Rapid Appraisal Inc. announces a new program for Connecticut home owners seeking tax relief. With the high cost of property taxes in Connecticut, many homeowners are wondering if they are paying too much. With current mill rates a mere $10,000 over assessment can mean that a property owner is paying between $300 and $800 more per year then they should be. But with appraisal costs typically in the $350-$400 range some homeowners are not sure it is worth the risk of challenging their property taxes. Well now they have an alternative thanks to Rapid Appraisal Incorporated's new online Property Tax relief program. For $75.00 home owners can check to see if their assessment is too high. If it is and they need a full appraisal to save them the hundreds of dollars annually that a reduction in assessment would mean, they could then request a full appraisal and the $75.00 fee would be credited towards the full appraisal.
Dan Greenlaw President of Rapid Appraisal Inc. explained that there are several ways that a property may be over assessed. Most commonly it involves errors in the reporting of the house. For example the Assessor's card may show that there are 2.5 baths when there are only 2, or may report a finished basement that is actually unfinished. Those are the easiest to challenge, because the homeowner can just show the Assessor's office the error and it should be adjusted accordingly. " So we at Rapid Appraisal do two things for the home owner. First of all we give them the information that the Assessor's are basing their assessment on, so that home owners can check if it is accurate. Then we go one step further by providing a restricted appraisal giving an appraised value as of the Assessment date." Mr. Greenlaw went on to explain that there are certain assumptions that are relied upon in the restricted appraisal. "Since the appraisal is completing the appraisal from the office we have to make certain extraordinary assumptions about the property. Conditions and external factors are discussed previously with the owner and we then develop a value based upon the assumption that the information provided is correct." This allows for the homeowner to save money and make a decision whether it is worthwhile to pursue requesting a reduction in property taxes from the town. If down the road a full appraisal is needed to challenge the assessment, the homeowner can order one with Rapid Appraisal and the $75.00 will be credited to the full appraisal cost. An improper assessment can lead to home owners paying $1,000's of dollars more than they should over the assessment period. Now there is a low risk remedy to this problem.
